A solid residential and commercial building with well-preserved period features. Heating and hot water are mainly provided by gas-fired individual radiators, with some areas supplied by decentralised electric systems in the bathrooms. The electrical risers were replaced in the 1990s.

The windows in kitchens and bathrooms feature modern double glazing; on the street side, mostly wooden double-frame windows have been retained. As part of the loft conversion, a lift was installed which serves the ground floor as well as the landings on the 2nd/3rd and 4th/5th floors. The façade is in good condition. Location

The neighbourhood around Kopernikusstraße is located in the Simon-Dach district, just a few minutes’ walk from Boxhagener Platz, and is characterised by a younger-than-average, working population. Around 60% are aged between 18 and 45, whilst the proportion of those over 65 is just 4%. The neighbourhood combines mature Wilhelminian-style buildings with a dense network of amenities, including restaurants, cafés, bars and small shops — all within walking distance, both during the day and in the evening. The area has excellent transport links: Alexanderplatz is around 15 minutes away, and the underground and suburban rail stations are about an 8-minute walk. Numerous companies from the media and creative industries have set up shop along the River Spree.
