Rixdorf real estate 2019: Prices, rents and milieu protection in Neukoelln's Bohemian village
Rixdorf is becoming the most expensive neighborhood in Neukoelln. We analyze purchase prices, rent trends, housing stock and the impact of milieu protection since July 2017.

Richardplatz is deeply rooted in Bohemian culture. From 1737, religious refugees from Bohemia settled in Rixdorf after facing persecution as Protestants. The village character is still visible behind Kirchgasse, where houses retain the feel of their original farmstead function. Today, the historic core of Rixdorf is becoming one of the most expensive locations in the borough.
Rixdorf by the numbers
The neighborhood in Neukoelln has roughly 24,500 residents (end of 2017) and about 11,540 apartments. That translates into a deficit of over 3,300 units, which explains the demand overhang. The area is densely built, mostly from the Gruenderzeit era, with small businesses mixed in. Despite the rural character around Richardplatz, green space is limited.
The ownership structure stands out: according to the 2011 Mikrozensus, the owner-occupancy rate was below 3 percent. About 350 apartments belong to municipal housing companies, around 720 to cooperatives, and roughly 1,400 to condominium associations (WEGs). The majority is in private hands or held by housing companies.
Rents and purchase prices 2019
Rixdorf sits in the rent range of central Neukoelln, with an upward trend.
Purchase prices in Rixdorf are above the borough average. Around Richardplatz and nearby streets, expect a premium of about 15 percent over the Neukoelln average. Richardplatz itself is becoming the most expensive location in Neukoelln. New developments also command significantly higher prices.
High share of small apartments
About 15 percent of the housing stock consists of apartments under 40 sqm. In total, there are around 3,450 one- and two-room apartments. These are popular with singles and young couples and add to the pressure on the rental market.
Milieu protection since July 2017
On July 27, 2017, a conservation statute took effect for the core of Rixdorf. The milieu protection area extends between Sonnenallee, Saalestrasse, Karl-Marx-Strasse, and Erkstrasse. The exact boundary is shown on our milieu protection map.
For property owners this means: luxury renovations and structural changes beyond a contemporary standard require a permit. Converting rental apartments into condominiums is severely restricted. Merging units or changing floor plans requires government review.
