Classical shell with modern techniques. Boxhagener Strasse in Berlin-Friedrichshain
Projectdescription
Classical shell with modern techniques. Historical character, modern aesthetics and contemporary living. These are the keynotes of our project in the Boxhagener Strasse 33 in Friedrichshain. The building´s historical identity and environmental integration are not in competition with a modern, urban life style. This ensemble is identified by harmony: The perfect location in the heart of Berlin, the unpretentious environment, the international and agile neighborhood around Boxhagener Square. This is Berlin at its best. A nice neighborhood, cozy bars and restaurants, dozens of little shops and a young and lively atmosphere. Welcome to Boxhagener Strasse 33. Until mid-2013 a complete refurbishment will upgrade this old building to the latest state of technology. The residential house consists of a front building with side wing and rear building. The future community will consist of 44 units. The technical works comprise all structural elements of the building: Besides the renewal of pipes, electric systems, replacement of windows, new floors with a better soundproofing, bathrooms and many other things are planned. Most of the units will receive balconies. The front and the rear building will be completed by elevators. In summary, the result will be a classical shell with a modern inner life. The residents will enjoy an airy environment and privacy.

Location
The building Boxhagener Strasse 33 is from 1906. The typical residential house consists of a front building, side wing and a „garden“ house. The main north-south axis opens up into the courtyard to the west, providing very harmonious lighting conditions. Just a short walk from "Boxhagener Platz", the house is located in one of the most lively and popular neighbourhoods in Friedrichshain with a young, dynamic and creative audience. An extremely agile culture, road and nightlife, excellent transport connections and the proximity to Kreuzberg and Mitte make life in this district very attractive. Multicultural life and urban lifestyle come together here in Friedrichshain. Public parks and squares Besides a very lively flea market (every Sunday), the "Boxhagener Platz" attracts visitors and residents with a popular weekly farmer's market. In the immediate vicinity there are several - bigger and smaller - recreational areas. The Boxhagener Platz itself The Helenenhof The Lehnbachplatz The Traveplatz The Wismarplatz, Wühlisch- and Rudolfplatz
